At the law office of Barbara L. Franklin, Esq., I effectively represent people and businesses in Honoka`a and throughout the Big Island of Hawai`i in all aspects of real estate law. Real Estate Transactions

It is important for both buyers and sellers to know that transfers of ownership are complete, fair, and legally sound. I provide thorough representation for all parties in real estate transactions, including:

• Representation for buyers: For buyers of real estate, I closely review real estate contracts and other documents and clearly explain all legal obligations of a purchase. My goal is to make my clients' purchases go smoothly and with minimal hassle.
• Representation for sellers: For clients who are selling property, I review any issues that come up in a title report, ensure that encroachments are dealt with, and make sure that there are no remaining loose ends after the completion of the transaction.

I represent both clients from the mainland of the United States as well as clients from Hawai`i in real estate transactions on the Big Island.

Landlord Tenant Law

I protect the interests of landlords and tenants in all aspects of rental law, including:

• Drafting rental agreements: I draft thorough rental agreements (leases) for property owners that clearly lay out the obligations of both landlords and tenants.
• Resolving tenancy disputes: I represent both tenants and landlords in ensuring that the other party is living up to its end of the rental agreement. I assist with summary possession actions for landlords working to evict a tenant, or for tenants who have been wrongfully evicted.
• Avoiding foreclosure: I help rental property owners avoid foreclosure through a wide range of debt relief services.
